Optional Upgrades Policy

At Fixed Price Builder, our core promise is simple:

Fixed plans. Fixed inclusions. Fixed price. No surprises.

Upgrades are available — but only when they can be priced accurately and without compromising the fixed‑price model.


When Upgrades Are Allowed

Upgrades can be added after the Pre‑Construction Assessment is completed.

This ensures we know:

  • your soil classification
  • engineering requirements
  • covenant restrictions
  • bushfire/wind/noise ratings
  • site fall and retaining needs
  • service locations

Only then can upgrades be priced accurately and fairly.


Why We Don’t Quote Upgrades Before Prelim

Before the prelim stage, we don’t yet know:

  • the engineering
  • the compliance requirements
  • the site constraints
  • the covenant rules
  • the retaining needs

Quoting upgrades early leads to:

  • inaccurate pricing
  • wasted time
  • re‑quoting
  • confusion
  • variations

Our model avoids all of that.


What Upgrades Are Available?

Once prelim is complete, you may choose optional extras such as:

  • extra lighting
  • extra power points
  • solar
  • air‑conditioning upgrades
  • façade upgrades
  • extra concreting
  • retaining walls
  • alfresco extensions
  • kitchen upgrades
  • appliance upgrades

These are priced only if you proceed with the build.


What Upgrades Are Not Available

To protect the fixed‑price model, we do not offer:

  • structural changes
  • moving walls
  • custom bathrooms
  • custom kitchens
  • custom rooflines
  • custom windows
  • custom engineering
  • custom façades
  • custom layouts

These turn a fixed‑price build into a custom build — and custom builds cannot be fixed price.


Why We Don’t Remove Items for Refunds

Our pricing is based on the entire home being delivered as a complete package.

Some items cost a little more.
Some cost a little less.
It balances out across the build.

Removing items breaks the fixed‑price model, so we don’t offer refunds or exclusions.
