Before we can finalise your fixed‑price contract, we need to complete the essential site investigations.
This ensures your price is accurate, compliant, and includes everything required for your block.
What’s Included
Your prelim deposit covers:
- Soil test
- Engineering
- Siting the home on your land
- Covenant review
- Bushfire (BAL) assessment
- Acoustic/noise assessment
- Wind rating
- Flood/overland flow checks
- Sewer & stormwater review
- Retaining wall assessment
- Driveway fall assessment
This amount is fully credited back into your contract.

When Extras Apply
Extra charges only apply if your site requires additional design work, such as:
- BAL rating
- acoustic engineering
- flood overlays
- retaining walls
- covenant requirements
These are compliance‑driven, not optional upgrades.
When Upgrades Can Be Added
Upgrades are only priced after the prelim stage, once we know your site conditions.
This ensures accuracy and prevents wasted time on free quoting.
