Why Fixed Pricing?

Traditional builders advertise low base prices, then add:

We give you the real price upfront — the full turnkey price.


Our Fixed‑Price Process

  1. Choose Your Plan
    Select from our range of fixed designs.
    No structural changes — this keeps pricing predictable and build times fast.

  1. Pre‑Construction Assessment (Prelim Deposit)
    A small deposit covers:
  • soil test
  • engineering
  • siting the home on your land
  • covenant Review

Site Specific checks sometimes required

  • covenant changes required by developer
  • additional council requirements
  • bushfire or noise assessment
  • compliance checks

This preliminary deposit amount is credited back into your final contract and becomes part of your contract deposit, it’s not an extra cost it’s already included.

This step ensures your price is accurate and includes everything required for your block.


  1. Add Optional Extras (If You Want Them)
    Once we know your site conditions, we can accurately price optional extras such as:
  • solar
  • extra lighting
  • extra concreting
  • retaining walls
  • façade upgrades
  • air‑conditioning upgrades
  • anything you want to add to your home

We only quote upgrades after the prelim stage — this ensures accuracy and prevents wasted time so we can get your plans ready to start building.

    Your contract includes:
  • full turnkey inclusions
  • all compliance requirements
  • all engineering
  • all site costs
  • any approved extras

No variations. No hidden costs. No surprises.

Why We Don’t Offer Refunds or Remove Included Items
Our pricing is based on the entire home being delivered as a complete package.
Some items cost a little more, some cost a little less — it balances out across the build.

Removing items breaks the fixed‑price model, so we don’t offer refunds or exclusions.
