Why We Offer Included‑If‑Needed Upgrades
Every block of land is different. Some blocks need fencing, retaining, turf, drainage or other external works.
Some blocks already have these items. Some blocks need only part of them.
To keep your price fixed, your home complete, and your valuation protected, we include these items only if your block requires them.
This ensures you get everything you need, and nothing that you don’t.
What “Included If Needed” Means
If your block requires fencing, retaining up to 600mm, turf, drainage or similar external works, we include them as a free upgrade.
If your block does not require these items, the contract price stays the same.
This is because our homes are priced as a complete, whole‑of‑home package, not a collection of individual components.
Why the Price Stays the Same
These items are not costed individually and not priced per metre. They are structural allowances built into our fixed‑price model to ensure:
- your home is delivered complete
- your bank valuation is protected
- your handover is not delayed
- your warranty remains intact
- your build remains variation free
Because these items are not line‑item costs, they are not refundable and not deducted if your block doesn’t require them.

- Other block‑specific external works that we will list on your quote
If your block needs it, it’s included. If your block doesn’t, the price remains unchanged.
How We Determine What’s Needed
During site assessment and engineering, we identify:
- existing fencing
- existing retaining
- site levels
- drainage requirements
- boundary conditions
- estate guidelines
- compliance requirements
Based on this, we determine which items are required to deliver a complete, compliant, ready‑to‑live‑in home.
Three Scenarios (Clear and Simple)
1. Your block needs the item
We include it as a free upgrade. No extra cost. No variation.
2. Your block partially needs the item
We complete whatever is required. Still included. Still no variation.
3. Your block doesn’t need the item
Great, we simply design around what’s already there. The price stays the same because the value comes from the whole‑of‑home package, not individual components.
Why We Don’t Offer Refunds or Credits
Refunds or credits are not offered because:
- these items are not priced individually
- they are not optional extras
- they are not charged per metre
- they are not separate products
- they are structural allowances
- removing them breaks the fixed‑price model
- removing them can reduce bank valuation
- removing them can delay handover
- removing them can void warranties
This policy protects both you and us.
